A home inspection is typically a limited, non invasive inspection of a property, often related to the sale of said property. Home inspectors who perform these inspections are qualified to do so and are typically trained in identifying problems, determining their severity, conducting investigations, and completing necessary repairs or upgrades. Generally a home inspection covers only major mechanical systems, certain plumbing fixtures, insulation, heating, electrical systems, and appliances. Sometimes a home inspection involves a complete visual review of a property. For example, an inspection report may look at the roof, attic, windows, siding, landscaping, etc.

Home Inspectors also provides other services related to home inspections including pest control inspections, gas or water heaters, appliances, interior and exterior siding, new home warranties, and home improvements (such as decks and porches). However, most home inspections focus on one or two areas of a property, such as plumbing or electrical systems. In fact, there are many different types of home inspection, depending on the type of property you are buying, where you are buying, and what type of seller you are.

Some home inspection specialists are homebuilders themselves. Home inspectors are generally licensed by the local government to inspect properties for which they are responsible. Often inspectors find problems that builders would not see, because home builders have specific contracts for the inspections of their specific properties. Other inspectors are independent contractors hired by the seller to inspect the home and provide a report on the condition it is in. Some home inspectors will perform both functions; however, if an inspector is hired by the builder, he or she will only focus on the building and do not include the home seller’s perspective or opinion. These home inspectors should be well qualified and experienced to do this type of work.
